Initial Consultation. We provide an initial free consultation to meet all decision makers, including architects and designers, we feel it is important to begin this process during the conceptual phase so that we can listen to your concerns, address any questions, provide valuable feedback on your project and define the benefits of working together.
Pre-Construction Agreement. Our Pre-construction agreement is based upon the current plans prepared by your architect. We perform our services in one or two phases, and bill hourly based upon a high/low range. A deposit is due at signing of a pre-construction agreement. These services are not intended to be used as part of a competitive bid approach.
Phase One. For conceptual plans (not fully detailed), we provide an estimate to the best of our ability by reviewing existing site conditions with the aid of our trade contractors, if necessary. We then provide you with a preliminary price range based upon the level of detail of the plans and the complexity of the project. We are also available to provide input on design and engineering issues.
Phase Two. For more fully developed plans (including structural and product specifications) we perform a thorough cost analysis that allows us to provide the owner with a construction contract. We review site conditions with all trade contractors and obtain quotes on all finish products, often supplementing the construction documents with our own specifications. We also provide a construction schedule reflecting all the phases of work.
